The Challenge: No purchase offer even after staging.
Taking in all the advice available about home staging, a client worked with a realtor and ensured that the staging process was followed, before putting the house up for sale. Unfortunately, the seller received no offers, and the house sat untouched for forty-five days straight.
To add to their woes, the realtor wasn’t available for assistance, which led a very stressed and frustrated home seller to us seeking our service.
We immediately recognized that the task on hand would be one of the most challenging cases we have come across, but were determined to ease the pressure the client faced.
We swung into investigation mode and saw that many things were amiss with their staging efforts. For starters, the unique selling points of the house were ignored, and the interior décor was not utilized effectively to market the place. Now that we knew what the problem was, we focussed our attention on fixing it.
The Solution: Ramping up staging efforts and hiring a new realtor.
Apart from a new direction for the home staging, to ramp up their listing a notch, we needed to work with a new realtor.
We coordinated with the client and our realtor contacts to find them the most suitable real estate professional in town. Within a couple of days, we found the right match to help them out. Also, during the course of those weeks, we took a look at their home to find its key selling points and enhance them. We removed their furnishings and coordinated the rooms with plush furniture and modern décor to upgrade the aesthetics of the house and match the client’s asking price. We also removed any personalizations in the house so buyers can imagine their own lives unfurl there.
Once we finished staging the home, we updated their listings to appeal to clients from far and wide. Before we knew it, the seller received multiple offers and the house sold in just two weeks right before the Christmas holidays.
